You would put up $45k and acquire an SBA loan for $450,000. In this scenario, you are only putting up 10% using your own capital at the time of purchase.

Not to nitpick, but if you put up $45k and borrow $450k, isn't that $495k total or am I missing something? Perhaps the $45k over the selling price is for some working capital to keep it going or expanding?
